I read that you spray it with water and just scrap it off. My first step in correcting the patched textured plaster ceiling was to remove the offensive popcorn texture from the patch. It will not be a perfectly smooth without flaw ceiling and I have to live with that. I also know, that in choosing this option the ceiling will NOT be perfect. My options are to sand the entire ceiling (not happening, could be asbestos), sheet rock the ceiling (no budget) or attempt a repair that involves just the patch (Yep, this is what I do). There was a leak in this room from the porch roof and the leak was repaired and the damage to the office ceiling was patched. The ceiling is plaster with some type of grainy texture. What are the options for repairing or replacing? This is what I know: Old House Issue: Patched Textured Plaster Ceiling that looks like crap! What I need to determine:ģ. The ceiling does have a grainy type texture, but it is NOT popcorn. What this picture does not show was the attempt the patcher made to match the old texture in the ceiling with popcorn. Our office had the mother of all patches that ran all away across the room, like a crooked road! Let me tell ya, I am ready to fix a Patched Textured Plaster Ceiling. With the poor lighting in the room it was hard to get a good picture and in my haste, I forgot to take a before picture. So, 5 stars for Estate Plaster.Have you seen a ceiling that has been damaged and repaired with a sloppy patch job? Regardless of how awesome the room is, my little eye will spy the patch and focus right on it! And the end result looks excellent.Īll that said, I think the price is fair. The team is very unintrusive and trustworthy. There was an absolute minimum of disruption and mess to our home. If you want a problem fixed correctly, and want the best chance of a long lasting remedy, Philip is your man.Īlmost needless to say, the work was started and completed perfectly on time. If you want a cheap patch good enough to fool an unsuspecting buyer, Estate Plaster is not for you. Philip is a true expert, and will tell you what your options are and which he sees as the best option. The entire process from first inquiry phone call, to in home estimate, to scheduling, to the actual work itself (including some on the fly additions), to clean up and finally to invoicing was excellent. I was impressed with his honesty, and I will call him again if I need (or think I need) plaster work.Įstate Plaster (Philip Lamachio and team) have just finished a 5 day project in our 90 year old home. In the end, he told me that he believes the ceilings are structurally sound and that the waviness and cracking are aesthetic issues, and he gave me the options to deal with the aesthetics. He explained how the ceiling was constructed and how that resulted in the waviness and cracks I was seeing. For one room that I had significant concerns about, he evaluated the situation from the attic. He asked plenty of questions and took floor to ceiling measurements in several places to check for sagging. He arrived a little early (but called ahead to make sure that would work for me). Philip was able to come to my house within 1 day of my call (on a Saturday no less). I called Philip to get an evaluation and quote for work. was very impressed with Philip's honesty and professionalism I had some concerns about the structural soundness of plaster ceilings in my 1950s ranch - there is some waviness and cracking in the ceilings.
